This policy applies to personal data collected through our website, contact forms, email correspondence, telephone communications, in-person meetings at our Orchard Road office, property viewings, and estate agency engagements for luxury residential property in Singapore. - Financial eligibility data: General information about financing status or proof of funds where relevant to viewing arrangements or offer submissions — we do not store full bank account details on our website.

- Communication records: Emails, call notes, and meeting summaries related to your property enquiry or engagement.
We collect personal data directly from you, from publicly available sources where permitted, from co-broking partner agents with your knowledge, and from your authorised representatives (e.g., lawyers, family members acting with your consent).
4. Purposes of collection and use
We collect and use personal data for the following purposes:
- Responding to enquiries about exclusive listings, buyer representation, seller marketing, lease placement, and general property advisory services.
- Arranging and managing private viewings at luxury condominiums, landed homes, Good Class Bungalows, and other prime residential property.
- Performing estate agency work under our CEA licence, including marketing properties, screening qualified buyers or tenants, and coordinating transactions.
- Preparing estate agency agreements, commission disclosures, and transaction documentation in conjunction with your lawyers.
- Complying with legal and regulatory obligations under CEA regulations, anti-money laundering requirements, and applicable Singapore law.
- Improving our website and property pages through aggregated analytics (only with your cookie consent).
- Sending market updates, new listing alerts, or service information where you have provided explicit consent — you may withdraw consent at any time.
- Protecting our legitimate interests, including fraud prevention, dispute resolution, and enforcement of our Terms of Use.
We do not use your personal data for purposes unrelated to estate agency services without notifying you and, where required, obtaining consent.
5. Legal bases under PDPA
Under the PDPA, we rely on the following bases for processing personal data:
- Consent: When you submit our contact form, you must actively check the PDPA consent checkbox (which is never pre-checked). Consent is also obtained for marketing communications and non-essential analytics cookies.
- Contractual necessity: Processing required to perform estate agency services you have engaged us to provide.
- Legal obligation: Processing required to comply with CEA record-keeping requirements, PDPA obligations, and other applicable laws.
- Legitimate interests: Processing necessary for our legitimate business interests, such as responding to unsolicited enquiries or maintaining website security, provided these interests are not overridden by your data protection rights.
6. Disclosure of personal data
We may disclose personal data to the following categories of recipients where necessary for the purposes described above:
- Co-broking estate agents and partner agencies involved in a property transaction.
- Property sellers, landlords, or their authorised representatives for viewing and offer purposes.
- Your lawyers, bankers, and valuers where you have authorised such disclosure.
- Service providers who assist with email delivery, website hosting, CRM systems, and analytics (bound by confidentiality obligations).
- Regulatory authorities including CEA and PDPC when required by law.
We do not sell, rent, or trade your personal data to third parties for their marketing purposes. We do not disclose personal data to crypto platforms, investment scheme operators, or unrelated lifestyle service providers.
7. International transfers
Our primary data processing occurs in Singapore. Where personal data of international buyers or tenants is transferred outside Singapore — for example, to coordinate viewings with overseas family members — we take reasonable steps to ensure recipients provide a standard of protection comparable to the PDPA. This may include contractual clauses or confirmation that the recipient jurisdiction has adequate data protection laws.
8. Data retention
We retain personal data only for as long as necessary to fulfil the purposes for which it was collected, unless a longer retention period is required by law or CEA regulations. Typical retention periods include:
- Enquiry form submissions: up to 24 months from last contact, unless an engagement converts to an active transaction.
- Active transaction records: minimum 5 years from completion, in line with CEA record-keeping expectations.
- Marketing consent records: until consent is withdrawn, plus a reasonable period to process the withdrawal.
- Cookie consent preferences: 6 months, as stated in our cookie banner.
- Website analytics data: up to 26 months (aggregated and anonymised where possible).
When personal data is no longer needed, we securely delete or anonymise it.
9. Your rights under PDPA
Subject to exceptions under the PDPA, you have the right to:

- Correction: Request correction of inaccurate or incomplete personal data.

17. Automated decision-making
We do not use automated decision-making or profiling that produces legal or similarly significant effects on individuals. Property shortlist curation and buyer screening involve human review by our estate agents. 18. Viewings and on-site data collection
When you attend a private viewing at a luxury condominium, landed home, or other prime property, we may record your attendance, feedback, and interest level to inform follow-up communications. Security registers at certain developments may require visitor identification, which we handle in accordance with the building management's policies and our PDPA obligations. Photographs or video recordings of viewings are not taken without your explicit consent.
19. Marketing opt-out
If you receive marketing communications from us and wish to unsubscribe, click the unsubscribe link in any email or contact [email protected]. We will process opt-out requests within 10 business days. Opting out of marketing does not affect transactional communications related to active property engagements or legal notices.
