Commission is typically payable by the seller under standard CEA co-broke arrangements; where a direct engagement applies, fees are disclosed in writing before commencement. Indicative buyer-side advisory fees for bespoke search mandates range from S$5,000 to S$15,000 depending on scope.

Seller commission typically ranges from 2% to 2.5% of the transacted price plus GST, as disclosed in our estate agency agreement before marketing commences. Off-market campaigns are available for clients who prefer minimal public exposure. All offers are presented transparently for your decision.
Luxury lease placement
Our lease placement service connects landlords of premium residences with qualified tenants seeking luxury rental property in Singapore. We market your Orchard, Tanglin, or Marina Bay condominium or landed home to corporate tenants, expatriate families, and HNW individuals requiring furnished or unfurnished leases. Services include tenant screening, indicative rental band assessment, viewing coordination, and tenancy documentation support in conjunction with your lawyers. We do not guarantee rental yields or occupancy periods. Landlord commission is typically one month's rent plus GST for a two-year lease (or pro-rated for shorter terms), as per industry norms and subject to written agreement. Tenants may co-pay search fees in certain exclusive mandates. All lease terms, security deposits, and diplomatic clauses are negotiated transparently between parties.
HNW property search & shortlist curation
High-net-worth clients with specific requirements — such as a Good Class Bungalow in Nassim, a Sentosa Cove waterfront villa, or a District 10 penthouse — benefit from our dedicated search and shortlist curation service. We deploy our network across prime districts to identify properties matching your criteria, including assets not publicly advertised. Our research covers indicative price bands, property condition, tenure, and neighbourhood context. This is property advisory and search coordination, not regulated financial or investment advice. We do not promise returns, appreciation, or "best investment" outcomes. Search mandates are billed at S$8,000 to S$20,000 depending on complexity and duration, credited against commission upon successful transaction where applicable. Deliverables include a written shortlist report, viewing schedule, and ongoing market updates during the search period.
Discreet off-market introductions

Our off-market introduction service connects qualified buyers with sellers who prefer confidentiality — particularly relevant for Good Class Bungalows, Nassim landed homes, and high-value penthouse units. We verify buyer credentials before arranging introductions and manage communication between parties with strict discretion. Off-market listings are subject to seller approval for each viewing; availability is never misrepresented. This service is included within buyer representation or seller marketing engagements, or available as a standalone introduction fee of S$3,000 to S$8,000 for qualified buyers. We maintain no inventory of "cheap deals" or distressed mass-market units; our focus remains exclusively on prime residential property in established luxury corridors.
Transaction coordination
From option-to-purchase through to completion and handover, our transaction coordination service ensures your prime property deal progresses smoothly. We liaise with your conveyancing lawyers, mortgage bankers, and valuers to align timelines, document submissions, and inspection schedules. We facilitate — we do not provide legal opinions, tax structuring, or regulated financial product advice. Referrals to trusted professional firms can be provided on request; the choice of lawyer and banker remains entirely yours. Coordination is included in standard buyer and seller representation. For complex multi-party transactions or lease assignments, a coordination fee of S$2,000 to S$5,000 may apply for additional administrative scope beyond standard service. All fees are disclosed before engagement. We comply with CEA estate agency regulations and PDPA requirements throughout the transaction lifecycle.
